In the past, housing projects have often being delegated to the outskirts of the city, nearby suburban areas, in favour of commercial property development. In the mean time the ratio between work and living space has changed due to social and economic changes. The border between the two will eventually blur. Therefore we need to focus on creating an innercity space that is able to adapt quickly to the future needs.
The exception is inner-city space on ground floor level that is designated for public use and therefore less subject to the above mentioned fluctuations.
Therefore, we propose a plinth that contains the rigid functions: retail and services such as cafés, which stimulate the public space. Besides, it envelops the central issue of the plot: the entrance to the underground parking. Above this plinth there will be offices and apartment towers. A common staircase that separates in the public lobby only, which is situated next to a common atrium, provides the access for both spaces. By this means, a housing tower could easily be transformed to an office tower and be connected to the existing office spaces if required.
